Our diagnosis method

How we find your leak.

Water travels. It can enter the roof feet away from the stain on your ceiling, run along a rafter, and drip somewhere else entirely. So chasing the stain doesn’t work — here’s what we do instead:

We inspect the roof — not the ceiling stain

The stain inside tells us water is getting in; it doesn't tell us where. We get on the roof and check the spots leaks actually start: every flashing edge, pipe boot, seam, fastener, and valley.

We trace the water back to its source

Water runs downhill under the roof before it shows up inside. We follow it back uphill to the real entry point, so we fix the cause — not the symptom three feet away from it.

We photo-document the damage and the repair

Before we touch anything, we photograph the damage. After, we photograph the fix. You get a dated record for your files — and for an insurance adjuster if a storm caused it.

We seal it watertight — and tell you straight if it's bigger

We make the repair watertight and clean up behind us. And if the roof is leaking in several places or near the end of its life, we'll tell you honestly when a repair is just a band-aid and a replacement is the smarter spend.

From a real inspection

Here’s what we find on a tile roof.

No stock footage. This is one of our actual roof inspections. The tile was fine. The real trouble was hiding at the penetrations.

What we found

  • The tile itself was in great shape and didn’t need replacing.
  • A vent pipe had shifted off its flashing, leaving an open hole that dropped water straight into the crawl space. The mortar around the skylight was crumbling too.
  • A few tiles had slipped, exposing the underlayment, and a loose rake tile was hanging by a thread.

How we fix it

  • We strip the old cracked mortar, clean the joints, and reseal them with reinforced tile tape that flexes instead of cracking open. Then we paint it to match, so the repair disappears.
  • We reseat the slipped tiles and re-secure the loose one before it falls and cracks the tiles below.

A repair is priced to do one thing: find the leak and fix it. We don’t put a warranty on a standalone repair, because when one spot fails, the same wear is usually working on the rest of the roof — and we won’t stand behind a patch while everything around it keeps aging. Fix the leak together with a full maintenance visit, though, and we can confidently stand behind the work with a warranty.

How do you find where the water is actually getting in?

We inspect the roof itself, not just the stain on your ceiling — water travels under the roof before it drips inside, so the leak is rarely right above the stain. We trace it back to the real entry point and photograph it before we touch anything.

Do you document the repair for an insurance claim?

Yes, on every repair. We photograph the damage before the fix and the repair after, and give you a dated record. If a storm caused it, that documentation is exactly what an adjuster needs — and we can meet your adjuster on site and walk the roof together.

How do I know if I need a repair or a full replacement?

A repair makes sense when the damage is in one place — a failed flashing, a few shingles or tiles, a seam that's come apart. If the same areas keep leaking, or the roof is near the end of its life, we'll tell you straight that a replacement is the better way to spend your money.

How much does a roof repair cost?
