Overview

TPO leaks at the seams and edges far more than in the open middle. A seam that's come unstuck, a worn metal edge strip, or a failed rubber boot around a pipe is usually the culprit — and all of them are fixable.

We heat-weld seam repairs, re-coat the metal edge strips, replace the pipe clamps, repair the rubber boots around pipes, and patch punctures or tears in the roof surface. We probe the seams to find the failure and weld it watertight — a proper weld, not a smear of sealant.

We probe and inspect to locate the exact failure point, then document the repair with photos.

Worn metal edge strips along the low wall around the roof are re-coated and re-secured to restore the seal around the roof's edge.

Pipe-clamp replacement

Failed pipe clamps are replaced to close off leaks around pipes and fittings.

Pipe-boot repair

Failed rubber boots around pipes and vents are repaired or replaced, then welded back to the main roof surface.

Where do TPO roofs leak most often?
At the seams and edges — not in the open middle. A seam that's come unstuck, a worn metal edge strip, or a failed rubber boot around a pipe is the culprit in the vast majority of cases.
Why heat-weld instead of sealant?
A heat weld fuses the roof surface back into a single bond — the same method used when the roof was built. Sealants and sticky butyl tape cover the problem; they don't restore the roof surface. We weld so the repair holds.
