How quickly can you do a pre-listing inspection and get me the report?
We schedule promptly and produce a written report with timestamped photos after the inspection. Call us with the address and timeline and we'll tell you exactly what to expect — we know transactions run on deadlines.
Can you certify a roof that has some age on it, or does it have to be new?
Age alone isn't the issue — condition is. We inspect the roof, assess what's actually there, and certify systems that are sound. If there are items worth addressing before you certify, we'll tell you what they are and what a targeted repair costs. We're not going to push a full replacement when a $400 repair clears the concern.
How does this connect to the Insurance Claims process?
Closely. If the inspection turns up hail or storm damage the seller didn't know about, a documented insurance claim may cover the repair — a much better outcome than dropping the price.
