Why skylights leak

It’s almost never the glass.

When a skylight leaks, the unit itself is rarely the problem — it’s the flashing and seal where the skylight meets your roof. That perimeter is the weak point, and it’s exactly where a rushed or cut-rate install fails: flashing that was never properly tied into the roof, or a bead of sealant left to do a job it can’t hold for long.

We treat that seam as the whole job. The flashing is worked into your surrounding roof and sealed watertight, so water runs off it instead of finding a way in — whether we’re adding a skylight during a reroof or replacing one on its own.

Two install types, sized to your roof and finished watertight. Which one you need comes down to your roof: a sealed curb on flat roofs, self-flashing on pitched.

All seams, outer edges, and the spots where pipes come through are sealed for a weathertight, long-term finish.

From a real inspection

When a leak starts at the skylight.

Skylights are one of the most common places a roof leaks. On this inspection, the leak around the skylight had already let mold start growing in the bathroom below.

What we found

  • The seal around the skylight had failed and water was getting in. Below it, mold had started growing in the bathroom.
  • An earlier patch had been laid over the old roof without cleaning it first, so water just kept traveling underneath.

How we fix it

  • We replace the failed skylights and flash them into the roof so they’re watertight, not just sealed over.
  • When a roof is this far gone, we replace the whole system instead of chasing leaks that keep coming back.

A skylight puts natural light directly overhead — into the rooms a wall window can’t reach. Done right, it stays a feature, not a future leak.
