What moves the number
Seven things decide what you pay.
Two homes on the same street can get two different quotes for good reasons. These are the reasons, so you can read any roofer’s number and see what is behind it.
The system you put back on
This is the biggest single lever, and it is the one you choose. The difference between the least and most expensive system in the table below is most of the spread you will see between two honest quotes. See roof replacement for what each system is actually made of.
Tear off, and how many layers come off
A roof carrying one worn layer and a roof carrying two are different jobs. More layers means more labor, more dumpster, and more disposal, and nobody can count them for certain from a satellite photo. It is one of the first things a real inspection settles.
Pitch, height and access
A steep roof, a second story, a tight lot with nowhere to stage materials: all three change how long the job takes and how much equipment it needs. Our published per square foot rates do not add a steep charge, but access still shapes the schedule and the crew size.
The decking underneath
The wood under your old roof is invisible until tear off day. If it is sound, nothing changes. If a section is rotted or delaminated, replacing it is priced by what is found. Along with the layer count, this is the most common reason a final number lands above the middle of a range.
Permits and the municipal inspection
Most replacements in Albuquerque and Rio Rancho need a building permit and a follow up inspection. We pull the permit and handle the inspection as a standard part of every qualifying replacement, so it is not a surprise line on your invoice. See permits and inspections.
New Mexico gross receipts tax
New Mexico charges gross receipts tax on construction work, and the rate is set by where your property sits, not by your contractor. Two identical roofs in two towns can carry two different tax lines. Read any quote as the work plus the tax that applies at your address.

What each roofing system costs.
Installed prices, per square foot of actual roof area, shown as a range of plus or minus 15 percent. The second figure works the same rate out on a 2,000 square feet roof and rounds it the way the quote tool does. A roof is measured in squares, and one square is 100 square feet, so 2,000 square feet of roof is 20 squares.

A tile reroof is a lift and reset: your existing tiles come off, a brand new underlayment goes down, and the same tiles go back on. That is what actually fails on a tile roof in New Mexico, and it is why the price sits closer to a shingle roof than to a truckload of new tile.

Outside the range
What these numbers do not include.
A published range is only useful if you know what sits outside it. These are scoped and priced separately, and any of them can appear on a real quote.
- Decking repair or replacement, which is priced by what tear off actually uncovers.
- Structural work: rafters, trusses, or anything holding the roof up rather than keeping the water out.
- Rooftop equipment that has to come off and go back on, such as an evaporative cooler, an HVAC unit, or a solar array.
- Skylights, which are their own product with their own cost.
- Gutters, stucco, paint, and interior repairs to ceilings or drywall after a leak.
- New Mexico gross receipts tax, which is set by your address.
