Add 20 years.
No tear-off.
Commercial only.
A silicone restoration is a budget-friendly alternative to a full replacement. On a commercial metal or flat roof that's still in good shape, it can add up to 20 years of life — without the cost and disruption of a tear-off.
Silicone restoration is for commercial metal and flat roofs only — never residential. We’ll inspect first and tell you straight whether it’s the right call for your roof.

What it is
A seamless coating that seals the whole roof.
We coat the entire roof in a seamless, fully waterproof, sun-resistant, reflective silicone layer that seals every seam, fastener, and pipe opening — the spots most likely to fail on any roof. It's a commercial-only system: we install it on commercial metal and flat roofs that are still in good shape, never on residential roofs.
Because the silicone is reflective, it also bounces the New Mexico sun off the roof instead of letting it bake the membrane below — which is easier on the building and on your cooling bill.

Is this right for your roof?
Commercial metal and flat roofs — that are still worth saving.
Restoration isn’t for every roof, and it’s never for residential ones. Here’s exactly what makes a roof a candidate — and how we make sure before we coat a square foot of it.
Commercial metal & flat roofs
Silicone restoration is for commercial metal and flat roofs only — not residential. If your roof is metal or a low-slope flat system on a business, warehouse, or commercial building, it's a candidate.
A roof that's still serviceable
Restoration adds life to a roof that's aging but structurally sound — not one that's already failed. If the deck or structure is gone, you need a replacement, and we'll tell you that straight.
We confirm it before we coat it
Every job starts with an inspection. We confirm the roof is a sound candidate before any work begins. If it isn't, we tell you upfront instead of selling you a coating that won't hold.
Restoration vs. replacement
Everything a tear-off costs you — without the tear-off.
A full replacement means demolition, a dumpster, a building you can’t fully use, and a much bigger bill. On a roof that still has good bones, a silicone restoration skips all of it and still resets the warranty clock.
No tear-off
We coat over the roof you have. Nothing gets ripped off down to the deck, so there's no demolition and no exposed building.
No debris
A tear-off fills a dumpster with old roofing. A restoration doesn't — there's no haul-off, no debris, and no mess across your property.
Minimal disruption
We work overhead while your business keeps running below. The inside of the building never gets opened up, so your operations don't stop.
A fraction of the cost
Restoration costs a fraction of a full tear-off and replacement — and it resets the warranty clock on a roof you'd otherwise be paying to replace.
What’s included
A restoration, start to finish.
Four steps, in order. Each one is about the same thing — making sure the coating bonds for the long haul and earns the full manufacturer warranty.
01
Inspection & evaluation
We confirm the roof is a sound candidate. If it isn't, we tell you before any work begins.
02
Cleaning & prep
The whole surface is cleaned of dirt, debris, algae, rust, and grime so the coating sticks as well as possible.
03
Repairs & reinforcement
Seams, fasteners, cracks, flashings (the metal that seals roof joints and edges), pipe openings, and the roof's edges are reinforced with a silicone base coat and reinforcing mesh, and any rust is treated and primed.
04
Silicone coating
A thick silicone coating goes on at full thickness, creating one continuous, waterproof layer that qualifies for the full 20-year manufacturer warranty.

Upgrade
For roofs that take a beating, go thicker.
Thicker coat, longer warranty
A thicker silicone coat for roofs that take a beating from the elements, plus a longer warranty term. We’ll recommend it where the exposure calls for it — and tell you when the standard coat is plenty.
Backed in writing
Two warranties, stacked.
A silicone restoration is covered two separate ways — and both apply at once. And when the term winds down, the silicone can be re-coated to renew and extend the warranty all over again.
20-year manufacturer material warranty
The silicone system carries a 20-year manufacturer material warranty on the coating itself, earned by installing it at full thickness over a properly prepped roof.
20-year silicone material warranty10-year Paramount workmanship warranty
On top of the material warranty, our own 10-year workmanship warranty covers the install — the prep, the reinforcement, and the way the coating is laid down. Both are registered and delivered to you when the job is done.
