A full inspection, top to bottom

We walk the whole roof and check the spots that actually fail — flashings, penetrations, seams, fasteners, and drainage — not just the open field where leaks rarely start.

Reseal flashings & penetrations

The metal that seals edges and joints, and every spot where a pipe, vent, or skylight comes through, gets stripped of failed sealant and resealed. On tile we use Wakaflex — a self-stick, lead-free sealing tape that molds to the tile and stays flexible through New Mexico's temperature swings.

Secure fasteners & seams

Heat slowly backs screws out and ages heat-welded seams. We reset loose fasteners and reseal the seams and edge metal where water works its way in.

Clear canales, drains & valleys

Standing water finds every weak spot. We clear the canales (the drains that let water off the roof), scuppers, and valleys so the roof sheds water the way it was built to.

A documented photo report

Every visit is documented with photos, so you have a dated record of your roof's condition — proof for your manufacturer warranty and a head start on any future insurance claim.

A longer-lasting upgrade

What a roof maintenance actually covers.

This roof was newer and didn’t need replacing. It needed servicing. Here’s the difference, and what a maintenance visit actually includes.

What we found

  • Cracks were starting around the roof penetrations, and the old mastic (the sealant at the seams and edges) was failing in spots.
  • The scuppers, where water drains off the roof, were the likely source of the leak. They tend to be the first thing to give on a flat roof.

How we fix it

  • Our maintenance package resurfaces every vulnerable spot: the roof penetrations, around the skylights, inside the scuppers, all the corners, and every wall-flashing seam.
  • We encase the old, failing mastic in new silicone that lasts far longer. It’s backed by a 3-year warranty on all the work.

How often should I have my roof maintained?

For most pitched roofs — metal, shingle, and tile — once a year. Flat and low-slope roofs (modified bitumen, tar-and-gravel, and TPO) take more weather and standing water, so we usually recommend twice a year. We'll tell you what your roof actually needs after the first free inspection.

Does maintenance really keep my manufacturer warranty valid?

Yes. Most manufacturer warranties require proof of regular maintenance — skip it and a future claim can be denied. We document every visit with photos and dates, so you always have that proof on file.

What's the difference between maintenance and a repair?

Maintenance is preventative — we find and seal small problems before they leak. A repair fixes a leak that's already happening. Staying on a maintenance schedule is the cheapest way to avoid most repairs in the first place.

What if you find something that needs more than maintenance?

We stop, photograph it, and walk you through it before doing anything else. If it needs a repair or a full replacement, you'll get honest options and a written price — no surprises, and no pressure to do more than the roof actually needs.

What is Wakaflex?

Wakaflex is a premium, self-stick, lead-free sealing tape with a flexible rubber base and a metal mesh layer. It molds to any tile shape and stays flexible through extreme heat and cold — unlike traditional mortar or asphalt sealants, which crack and pull away as New Mexico temperatures swing. We use it to reseal tile roofs at pipes, hips, ridges, skylights, and chimneys.
