Shingles get the attention, but the open field of the roof is the part doing the least work. Water finds the interruptions: where a pipe comes through, where the roof meets a wall, where a skylight or a chimney sits, and anywhere the flashing (the metal that seals roof edges and joints) has been baking and moving for a decade.
A maintenance visit works that list end to end. We clean and prep so sealant bonds to a sound surface, re-seal the openings and wall seams, encase flashing that has worn out, secure or replace fasteners, seal around the skylights and chimneys, then paint the sealed spots to match. The point is to close the small gaps before monsoon season finds them, and the work carries a 3-year Paramount workmanship warranty.

The rubber washers under the screws (neoprene washers) that have cracked or failed are replaced so each screw hole stays sealed.

Skylight & chimney inspection and sealing
Every skylight and chimney is inspected and sealed.

Paint sealed spots to match
The sealed spots are painted to match the surrounding roof for a clean, finished result.
