On a tile roof, the tile is rarely the problem. It’s the flashing (the metal that seals roof edges and joints) and the old mortar and sealant where pipes, hips, and ridges meet the tile.
Overview
Tile itself can last 50 to 100 years. What ages on a much shorter schedule is everything sealing around it. Traditional mortar and asphalt sealant at the pipes, hips, and ridges crack and pull away as New Mexico temperatures swing, and once there is a path, water is under the tile where nobody can see it.
Maintenance resets those spots with Wakaflex, a self-stick, lead-free sealing tape with a flexible rubber base and a metal mesh layer. It molds to the shape of your tile and stays flexible through extreme heat and cold instead of hardening and cracking the way mortar does. Every application is painted to match your tile, so the roof looks untouched when we leave.
