A premium, self-stick, lead-free sealing tape with a flexible rubber base and a metal mesh layer. It molds to any tile shape and stays flexible through extreme heat and cold.

Reseal around skylights

The seals around skylights are stripped of failed material and resealed with Wakaflex.

Why does a tile roof need maintenance if the tile looks fine?

The tile itself is rarely the problem — it can last 50–100 years. What fails first is the mortar and sealant around the pipes, hips, and ridges. Those materials crack and pull away as New Mexico temperatures swing, opening gaps you can't see from the ground — until water shows up on a ceiling.

What is Wakaflex and why do you use it?

Wakaflex is a self-stick, lead-free sealing tape with a flexible rubber base and a metal mesh layer. It molds to any tile shape and stays flexible through extreme heat and cold — unlike traditional mortar or asphalt sealants, which crack and pull away as New Mexico temperatures swing.

How is a maintenance visit different from a full tile lift and reset?

Maintenance takes care of the flashing, sealant, and mortar around the pipes, hips, and ridges — the parts that fail first. A lift and reset is a bigger job: we take the tile off, replace the worn waterproof layer (the underlayment) underneath, and set the tile back down. If leaks keep coming back across the whole roof no matter how much we maintain it, that usually means the underlayment is failing — and a lift and reset is the right next step.
