Overview

A TPO roof is the flat, rubber-like sheet on a low-slope roof, and it fails at its seams and edges, not out in the open middle. As the original heat-welds and sealants age, the seams, the metal strips along the edges, and the clamps around pipes are where water gets in. TPO maintenance finds and seals those spots before they open up.

Clean and prep

We clean and prep the roof before any sealing work begins.

Coat openings, corners, drains, and wall seams

We coat every pipe opening, corner, scupper (a drain that lets water off the edge of the roof), and wall seam — plus any HVAC ductwork, skylight, and chimney seals — with fibered silicone mastic (a tough, long-lasting sealant), sealing over anything that has failed.

Coat all rooftop edge strips

Termination bars (the metal strips that pin the top edge of the rubber roofing to the wall) are a leading leak point as the sealant ages. We fully coat every one of them.

Inspect and recoat pipe clamps

We inspect and recoat the clamp around every pipe and fitting to restore a tight seal at each one.

Probe and inspect every TPO seam

We probe and inspect every seam where two sheets of TPO overlap for gaps, separation, or spots where the bond has let go.

Repair weakened seams

Any weakened seam is repaired to make the roof surface solid and watertight again.
