Can you provide a condition report our board can use for a reserve study?
Yes. We can assess and document every roof in your community — photographed by building, with a written condition summary and a prioritized replacement timeline. Reserve study consultants use this kind of report to set realistic costs and timelines, instead of guessing from a roof's age alone. Ask us about scheduling a review of your whole portfolio.
How do you handle scheduling around residents and occupied buildings?
We work directly with your community manager to set the schedule, notify residents in advance, and stage work so it doesn't block driveways or create noise across the whole property at once. Each building gets its own job-site setup: debris kept contained, materials stacked to the side, and cleanup done before we leave for the day. We're used to working in occupied communities, and we treat that coordination as part of the job, not an afterthought.
What warranty and documentation do we get at the end of a project?
Every replacement or restoration project comes with a 10-year Paramount workmanship warranty and the applicable manufacturer material warranty — lifetime on metal, Owens Corning Preferred Protection on shingle, 30 years on synthetic underlayment (the water-resistant layer under the shingles), or 20 years on a TPO flat roof (a single-ply rubber-like roof sheet). We provide project photos and a written scope of work for your files. HOAs that enroll in Paramount Care Commercial also receive a signed annual condition letter after each inspection visit — useful for boards, adjusters, lenders, and reserve study updates.
