What every maintenance visit includes.

Clean & prep

The roof is cleaned and prepped so sealant bonds to a sound surface.

Re-seal roof openings & pipe boots

All roof openings, the rubber boots around pipes, and the seams where the roof meets a wall are re-sealed.

Encase failed flashing

Any worn flashing (the metal that seals roof edges and joints) is fully sealed over to make it watertight again.

Fastener service — back-out screws

Backed-out screws are secured across the entire roof.

Fastener service — replace missing screws

Missing fasteners are replaced to close every open point.

Replace worn screw washers

Worn-out rubber washers under the screws (called neoprene washers) are swapped out across the entire roof for a watertight fit. Where the original screw holes have widened, we use oversized 'goof screws' that grip again.

Paint to match

All the sealed spots are painted to match for a clean finish.

The headline item is fastener service — we secure backed-out screws, replace missing ones, and swap out worn rubber screw washers, including oversized goof screws where original holes have enlarged. A goof screw is a larger replacement screw we use when the original hole has widened and no longer holds. New Mexico's daily heat-and-cool cycle slowly works screws loose and strips the holes — a goof screw bites into fresh metal and seals the spot watertight again.

What is the fibered silicone mastic upgrade?

It swaps the standard sealant around roof openings for fibered silicone mastic — a tougher sealant that stays flexible and shrugs off the sun far longer than regular caulk, so it won't dry out and crack after a season or two of New Mexico heat.
