Tile Roof Repair.
A tile roof usually leaks for one of two reasons: a cracked or slipped tile, or failed flashing (the metal that seals roof edges and joints) where a pipe, hip, ridge, skylight, or chimney meets the tile. We repair both — and match the color so the fix disappears.

From a real inspection
Why that one cracked tile is never just one tile.
A slipped or cracked tile usually means the wood and underlayment beneath it have been getting wet for a while. This inspection shows what’s really going on under the surface.
What we found
- The battens that hold the tile were rotted from water getting in, so tiles were sliding down and exposing the underlayment.
- The underlayment itself was dry-rotted and cracking, and in spots the decking was soft enough to push a finger through. A past caulk patch on a cracked tile hadn’t addressed any of that.
How we fix it
- We pull the affected tile, replace the failed battens, underlayment, and any soft decking, then reset the tile so the repair actually holds.
- We document what we find so you know exactly what you’re paying to fix and why.
What’s included
How we find and fix the leak.
01
Replace cracked or broken tiles
Matched to your existing tile profile and color so the repair disappears.
02
Repair seals at pipes, hips, and ridges with Wakaflex
Wakaflex molds to the shape of your tile for a durable, weather-tight seal.
03
Reset and re-seal ridge caps
Loose or lifted ridge caps (the tiles that cap the peak of the roof) are reset and sealed to stop water at the peak.
04
Seal around skylights and chimneys
Failed seals at skylights and chimneys — common leak points — are repaired and documented.
05
Locate the true source
We trace the leak to its actual source, not just the stain on the ceiling, and document it with photos.
06
Honest assessment — repair vs. Lift & Reset
If your tile roof is leaking in several places, the waterproof layer under the tile (the underlayment) is likely shot — a spot repair is just a band-aid, and a Lift & Reset is the real fix. We'll tell you straight which one you're looking at.

Upgrade options
Lift & Reset — when repair isn't enough
If the underlayment (the waterproof layer beneath your tile) is shot, a spot repair is just a band-aid. A full Lift & Reset replaces that layer and sets your existing tile back down — the real fix when the whole roof is failing.
Warranty
- A repair is priced to fix the one issue — nothing more.
- Want it backed by a warranty? Pair the repair with full maintenance and we'll stand behind the work.
