Flat Roof Repair: Modified Bitumen & Tar and Gravel.
On a flat roof, the leak is almost always at a pipe opening, a canale (a drain that lets water off the roof), a seam where the roof meets a wall, or a blister or crack in the open middle. We find it and seal it watertight.

From a real inspection
Reading a flat roof for blisters.
On a gravel flat roof, the trouble spots are where the rock has washed away and the membrane underneath starts to blister.
What we found
- There were several blistered areas where the gravel had moved off and the membrane had failed.
- We could also feel blistering starting underfoot that hasn’t surfaced yet, so the inspection isn’t only about what you can see.
How we fix it
- We repair the failed areas and reinforce the surface so water stops working its way in.
- We’re honest that on an older roof some hidden blistering can show up later, and we tell you straight when a repair is buying time versus a long-term fix.
What’s included
How we find and fix the leak.
01
Seal roof openings
Pipe and vent openings are the most common entry point on a flat roof — we seal them watertight.
02
Repair canales / roof drains
Canales and roof drains (the openings that let water off the roof) are sealed where they meet the roof surface and the surrounding metal.
03
Seal wall-joint seams
Seams where the roof meets a wall that have opened or come apart in layers are resealed.
04
Seal over failed metal edging
Failed metal edging is fully sealed over rather than just patched.
05
Repair blisters and cracks
Blisters and cracks in the open middle of the roof surface are cut, dried, and sealed.
06
Repair bare spots
Areas where the surface has worn bare are repaired and sealed.
07
Leak-source diagnosis
