TPO Flat-Roof Replacement & Tapered Insulation.

For flat and low-slope roofs, a 60 or 80 mil TPO membrane (a single tough waterproof sheet) over a layer of insulation built up at a slight slope is the modern standard: energy-efficient, durable, and — because of that built-in slope — designed to drain instead of letting water pool.

Overview

It's also how we replace aging modified-bitumen (an older asphalt-based flat roof, also called mod-bit) and tar-and-gravel roofs — same heat-welded, watertight system, sized to your building.

From a real inspection

When a flat roof is holding water you can’t see.

On a low-slope roof the damage hides under the membrane. This one looked okay on top, but a moisture scan told the real story.

What we found

  • A moisture meter found water trapped under the membrane on every section of the roof, including around the skylights, an old swamp-cooler duct, and the other penetrations.
  • There was a long crack letting more water in. Once moisture is sitting under the membrane like this, sealing the top won’t dry it out.

How we fix it

  • We replace the membrane so the roof is watertight again and the trapped moisture is gone, not sealed in.
  • Caught at this stage, before the decking rots, it’s a straightforward replacement instead of a tear-into-the-structure job.

We check the wood decking for damage before anything goes back on.

03

Sloped insulation

Insulation built up at a slight slope so water runs to the roof drains instead of pooling.

04

Heat-welded, tested TPO seams

Seams are hot-air welded and tested, fusing the roof into one continuous surface.

05

Sealed roof openings

Every spot where a pipe or vent comes through the roof is sealed with a snug TPO sleeve and clamped down tight.

06

Sealed, locked-down roof edges

Metal bars around the roof's edges lock the waterproof sheet down so water can't get underneath.

FAQ

Common questions.

Do I have to replace my tar & gravel or mod-bit roof with the same material?
No. We replace aging modified-bitumen and tar-and-gravel roofs with a TPO membrane system — and we'll maintain or repair your existing one until it's ready for replacement.
What's the difference between mechanically fastened and fully adhered TPO?
Mechanically fastened is efficient and economical; fully adhered glues the entire waterproof sheet to the surface below for a smooth, seamless-looking finish with no fasteners showing and strong wind resistance. We'll pick the right method for your building.
Why does tapered insulation matter on a flat roof?
Flat roofs that hold standing water wear out faster and leak more easily. A layer of insulation built up at a slight slope creates a gentle slope across the roof, so water drains to the edge drains instead of pooling on the surface.
