For flat and low-slope roofs, a 60 or 80 mil TPO membrane (a single tough waterproof sheet) over a layer of insulation built up at a slight slope is the modern standard: energy-efficient, durable, and — because of that built-in slope — designed to drain instead of letting water pool.

From a real inspection
When a flat roof is holding water you can’t see.
On a low-slope roof the damage hides under the membrane. This one looked okay on top, but a moisture scan told the real story.
What we found
- A moisture meter found water trapped under the membrane on every section of the roof, including around the skylights, an old swamp-cooler duct, and the other penetrations.
- There was a long crack letting more water in. Once moisture is sitting under the membrane like this, sealing the top won’t dry it out.
How we fix it
- We replace the membrane so the roof is watertight again and the trapped moisture is gone, not sealed in.
- Caught at this stage, before the decking rots, it’s a straightforward replacement instead of a tear-into-the-structure job.

Every spot where a pipe or vent comes through the roof is sealed with a snug TPO sleeve and clamped down tight.

Sealed, locked-down roof edges
Metal bars around the roof's edges lock the waterproof sheet down so water can't get underneath.

New TPO-wrapped roof drains
The roof's drain openings (scuppers) are re-wrapped in TPO so they tie seamlessly into the rest of the waterproof roof.
