Overview
Evaporative coolers are on most New Mexico homes, and getting them off and back on correctly is one of the most leak-prone steps in any reroof. The curb it sits on (the raised frame under the cooler), the flashing around it (the metal that seals roof joints), and the seal at the deck are exactly where water gets in if the work isn't done carefully — and once a cooler is set back over a bad seal, the leak can hide until it's done real damage.
We handle the whole job: disconnect and set the unit aside safely, fix up the curb and the deck under it, lay the waterproofing for your new roof across that area, and reinstall the cooler with fresh sealant and a proper hookup. When we're done the seal is tight, the unit is running, and there's nothing left for you to chase down later.
Part of a roof replacement
This is usually one piece of a larger project. We fold it into your residential roof replacement or commercial roofing so it’s scoped, scheduled, and warrantied as one job.
What’s involved
Safe removal & staging
We disconnect the water line and the power, lift the cooler off the curb, and set it safely on the roof or the ground — protecting the unit from damage during the reroof.
Curb & deck prep
With the cooler off, we check the curb and the deck under it. Any rotted or water-damaged decking gets replaced before the new roof goes down. We prep the curb so the new waterproofing ties in cleanly.
Waterproofing at the roof opening
The area around a cooler curb is a high-risk spot — water collects there. We run underlayment (the water-resistant layer under the roofing) and a peel-and-stick waterproof layer through this section the same way we do at valleys and eaves, so the opening is sealed as part of the roof, not as an afterthought.
Reinstall & reseal
Once the new roof is in place, the cooler goes back on the curb, gets reconnected to the water and power, and is sealed with fresh weatherproof sealant at every joint. We test the seal for leaks before we leave.
