That's where leaks start. A lift-and-reset replaces what's actually worn out without the cost of all-new tile: we carefully take off and store your existing tiles, replace the underlayment and the wood strips (battens) that hold the tile, and set the tiles back down watertight.

From a real inspection

When tiles start sliding, look at the battens.

Tile itself lasts decades. What fails underneath is the wood it hangs on. On this roof, tiles were sliding off an entire side.

What we found

  • The batten strips the tiles hang on were completely dry-rotted and crumbling, so there was nothing left holding the tiles in place.
  • A previous repair had replaced the underlayment but reused the old rotten battens, so the same problem came right back.

How we fix it

  • We rebuild the section properly, with new battens and underlayment, and reset the tile so it actually stays put.
  • Done right the first time, you don’t pay twice for the same fix.

Common questions.

Why does my tile roof leak if the tiles still look fine?
The tiles can last 50–100 years, but the waterproof layer beneath them (the underlayment) usually fails in 20–30 years under New Mexico's sun. Once that layer goes, water gets in — even though the tile looks perfect from the street.
Do you reuse my existing tiles?
Yes. We carefully take down and store your tiles on-site, replace the underlayment and battens underneath, and set the same tiles back down — replacing only the pieces that are cracked or broken beyond repair.
Is a lift & reset cheaper than replacing all the tile?
Yes, by a lot. Because the tile itself is almost always still sound, you only pay to replace the underlayment and battens — the parts that actually failed — for a fraction of the cost of all-new tile.
What is Wakaflex and why do you use it at the ridge?
Wakaflex is a self-adhesive, color-matched sealing tape (a flexible metal flashing tape) designed specifically for tile roofs. We seal the ridge caps with it because it molds to the uneven tile surface and creates a durable, watertight bond where the top-row tiles meet the roof.
